What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a floorplan service, an appraiser takes measurements of your home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser develops a report and a more detailed sketch showing the total square footage of the house and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Challenging real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from several sources, and occasionally go unverified — which means you may be taxed for more square footage than you have! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before challenging what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a property

A floorplan service will secure a fair price for your house. Living space is one of the biggest factors potential buyers consider when purchasing a home — but since these values are often approximated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your home as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To make sure that your client's home sells at a price that appropriately reflects true market value, we advise seeking a measurement of the property. Your clients, and potential buyers, will appreciate your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic to entice potential buyers because they can review the layout and attributes of the home before and after a walkthrough.
